今天和一个在美国西岸三十多年的华人房东聊当前美国房市，她的感觉是因为很多过去几年购房者锁定了较低的按揭贷款利率，在当前7-8%的高利率下，因为不愿意换房，因此出售现有房屋的意愿下降；从买方角度，也因为高利率，买房的意愿更低。因此总体状况是：当前供给少，需求更少。
